What this service is.

A standard home inspection is the comprehensive baseline every buyer should get before closing on a home. It's the foundation of an informed offer — and in a competitive market like the Greater Puget Sound, it's the difference between a smart purchase and a $30,000 surprise.

We follow the InterNACHI Standards of Practice (the most rigorous in the industry) and inspect 400+ individual points across the home's structure, exterior, roof, electrical, plumbing, HVAC, interior, and major systems. Every inspection includes free thermal imaging, free drone roof survey, an on-site walkthrough, and a same-day digital report.

Most inspections take 2.5 – 4 hours depending on home size and age. We strongly recommend you attend — there's no substitute for walking the home with your inspector and asking questions in person.

How long does a typical inspection take?
Most inspections run 2.5 – 4 hours depending on home size, age, and complexity. Larger or older homes take longer because there's more to check carefully.
Should I attend the inspection?
Yes, strongly recommended. We provide a walkthrough and verbal summary on-site, and there's no substitute for asking questions in person while we're looking at the actual issue. If you can't attend in person, we'll do a video call walkthrough.
When do I get the report?
Same day. Usually before you go to bed the night of the inspection. Photo-rich, organized by severity, and accessible from any device.
What if I have questions after the report?
Call us. There's no time limit on follow-up. We've helped clients negotiate repairs months after closing.
