Overview

What this service is.

Most new construction homes come with a one-year builder warranty covering workmanship, materials, and major systems. Most homeowners don't take full advantage of it — they don't know what to look for, life gets busy, and the year passes.

An 11-month warranty inspection is exactly what it sounds like: a complete home inspection performed in the 11th month of your warranty period. We document every defect, settling issue, and warranty-eligible item we can find. You take that report to your builder and submit it before your warranty expires.

Common findings on new builds: nail pops, drywall cracks from settling, HVAC balancing issues, grading and drainage problems, weatherstripping failures, paint and finish defects, plumbing fixtures that have started to leak, and framing or trim issues that emerged after the home settled.

Common Questions

FAQ.

When exactly should I schedule?
Aim for month 10 or early month 11. This gives you time to receive the report, submit it to the builder, and have them schedule repairs before your warranty period ends.
Will the builder fix everything?
Builder warranties have specific coverage terms. Most cover workmanship and materials defects, but not normal wear or homeowner damage. Our report focuses on items that should fall under your coverage — but the builder makes the final determination.
What if I missed the 11-month window?
Get the inspection anyway. Some items may be covered under longer-term structural warranty. And the report is still valuable for documenting the home's current condition.
Is this different from a regular inspection?
Same scope, same price, different focus. We pay particular attention to settling, finish work, and items typically covered by builder warranties.
