A pre-listing inspection (sometimes called a "seller's inspection") is a smart investment for sellers who want to avoid surprises in negotiation. The scope is identical to a standard buyer inspection — same 400+ points, same thoroughness — but the timing and use are different.

By identifying issues before listing, you have three options for each finding: fix it (and disclose), price the home accordingly, or disclose it as-is. All three are stronger positions than learning about a problem during the inspection contingency period and being forced to negotiate from behind.

In tight markets, buyers often waive inspections or use them aggressively to renegotiate price. A pre-listing inspection puts you back in control of the narrative — and your reported findings can become a marketing asset, signaling transparency and reducing buyer hesitation.
